Elev8 Service Types
Elev8 is available in two service types. Which one you use decides where your calendar, availability and rates are managed so it is worth knowing which one you are on before changing anything.
Elev8 Channel Manager
Elev8 connects directly to your channels — Booking.com, Airbnb and others. No other system is involved.
With this service type, Elev8 manages:
Your calendar and all reservations
Availability per room and date
Rates and pricing
Restrictions such as minimum stay
Direct bookings, created in Elev8
Everything that is pushed out to your connected channels
You do not need a separate channel manager or PMS subscription. Elev8 replaces it.
One thing to know: because Elev8 manages your channels, you normally cannot change availability directly in the Booking.com extranet. Make the change in Elev8 and it is pushed to your channels.
Elev8 with a third-party PMS
You keep your existing system — for example Smoobu, Guesty, Hostaway or Beds24 — and Elev8 adds the operational layer on top.
With this service type:
Your PMS manages the calendar, availability, rates, restrictions and channel connections
Reservations flow from your PMS into Elev8
Direct bookings are created in your PMS, not in Elev8
Elev8 does not send bookings or availability back to your PMS
Elev8 gives you: AI guest communication, Guest Guide, cleaning and task management, smart locks, upsells, workforce and attendance, and analytics.
Which one am I on?
You are on the Elev8 Channel Manager if:
Elev8 replaced your previous channel manager or PMS
Your Booking.com and Airbnb connections are managed in Elev8
You create direct bookings inside Elev8
You cannot edit availability in the Booking.com extranet
You are on Elev8 with a third-party PMS if:
You still have an active Smoobu, Guesty, Hostaway or Beds24 subscription
Your reservations are created in that system and appear in Elev8 afterwards
You manage your channel connections in that system

Blocking rooms and changing availability
On the Elev8 Channel Manager
Two ways, same result — availability drops to 0 and is pushed to all your connected channels.
Set availability to 0 in the Cockpit
Open the Cockpit page.
Click into the date block for the listing.
Open the Availability tab.
Select the date range.
Set availability to 0 and save.
Or create a block for the period
Create a block (for example an owner or maintenance block) for the dates. Availability drops to 0 and is pushed to your channels.
The same path is used for minimum stay and other restrictions: Cockpit → date block → Availability tab → select the range → set the value.
After the change, check your channel to confirm the dates show as closed.
On Elev8 with a third-party PMS
Change availability and restrictions in your PMS. Elev8 does not push availability to your channels in this service type.
Creating a direct booking

Common questions
Does Elev8 replace my PMS? On the Channel Manager, yes — Elev8 manages your channels, calendar, rates and availability, and no separate subscription is needed. With a third-party PMS, no — Elev8 works alongside it.
Why don't my new bookings appear in my other system? On the Channel Manager, they are not supposed to. Bookings arrive directly in Elev8, and your previous system is no longer part of the setup. With a third-party PMS, they should appear there first — if they do not, contact support so we can check the connection.
Where do I block a room? On the Channel Manager, in Elev8. With a third-party PMS, in your PMS.
Why can't I change availability in the Booking.com extranet? Because on the Channel Manager, Elev8 manages that channel. Make the change in Elev8 and it reaches Booking.com from there.
